Caledonian Modular scores top marks for energy efficiency at Nottingham College

In 2012, Caledonian Modular (CM) won a 8.7m, landmark project working for Carillion for the offsite construction of a new state-of-the-art school building for over 1,000 pupils at Farnborough School & Technology College, Nottingham (the last Notts BSfF project).

When the programme commenced in February, the headteacher said that he was extremely doubtful that the new school would be ready for occupation the following September. It was! Caledonian provided a complete offsite building and on site construction and fit-out package for the project, from a full height assembly hall (portal frame), science labs and music rooms to a dining hall and commercial kitchen. It provided all above-ground elements to the two-storey building, including an energy-saving CHP system, underfloor heating, and all interior fit-outs. With a total floor area of 7,005m2, the new school building was assembled from 141 modules, each manufactured and fitted out offsite by CM in controlled QA conditions while the site was prepared up to ground level by Carillion.


Working simultaneously reduced the overall building programme, and minimised disruption, risk and cost on site. Ready for occupation six months earlier than using traditional construction methods, Farnborough School was completed on schedule for August 2013 and the new academic year, working to an overall building programme of 42 weeks. Air permeability results at Nottinghams new Farnborough School & Technology College recorded an air tightness level of 4.11 m3/m2 per hour for a 7,005m2 building with large open plan spaces and full assembly hall. For a building of the size and complexity of Farnborough School, which has large open plan spaces and a full assembly hall this was an exceptional achievement as it was achieved on the first test with no additional measures having been taken to seal the building beyond Caledonian's normal construction details.

A showcase for modern methods of construction, Farnborough also demonstrated Caledonian's ability to design and build permanent modular structures with no compromise in terms of looks or performance and the finished building is indistinguishable from a traditionally-built school. Caledonian believes the project is the most detailed building programme ever awarded to an offsite manufacturer.
